What we look at before anyone talks coating

The seams

Most metal roof leaks start where panels meet, where fasteners have worked loose, or where an old patch gave up. Coating over a bad seam is just paint on a problem.

The surface

Rust, chalking, bare spots, and dull weathered metal tell us how the roof has aged and what it needs before a coat can bond right.

The low spots

On flat and low slope roofs, standing water finds every weak lap and drain edge. We check where water sits, not just where it drips.

The honest answer

Some roofs are good candidates. Some are not. If the metal is too far gone or the roof structure is failing, we say so before money gets spent the wrong way.

Aluminum coating

A reflective finish made for metal roofs. It seals the surface, sheds water, and gives weathered metal a clean, even look.

Best on: metal roofs with sound panels and seams that can be sealed tight.

Elastomeric coating

A flexible coating that moves with the roof through heat and cold. It suits flat and low slope roofs where seams and laps need a continuous skin.

Best on: flat and low slope roofs that are structurally sound.

How the work goes

  1. Inspect. We get on the roof and look at seams, fasteners, rust, low spots, and old repairs.
  2. Repair. Leaks get fixed first. Loose fasteners, failed seams, and bad patches are handled before coating day.
  3. Prep. The surface is cleaned and rust is treated so the coating bonds to sound material.
  4. Coat. Seams are sealed, then the full roof is coated as one continuous system.

Will a coating stop my leak?

Not by itself. The leak gets found and repaired first, then the seams are sealed, then the roof is coated. Coating is the last step, not the first.

Does every roof qualify?

No. The roof has to be sound enough to hold the work. That is what the inspection is for.

Metal roof or flat roof?

Both, when they are sound. Aluminum usually suits metal. Elastomeric usually suits flat and low slope. The roof decides.
